Hi, I’m Bob Allwein from Maryland Cash House Buyers. We’re in Westminster, Maryland today, and you know, a lot of times people ask me, “Bob, what happens to my house after I sell it to real estate investor?” At Maryland Cash House Buyers, we typically do complete renovations on properties that have been lacking updates in the past, shall we say. I’ll show you around this house in Westminster and give you an idea for what happens when Maryland Cash House Buyers buys a house as is.
First of all, this property has recently been put under contract to sell to the new owner. People sometimes say, “What is a house flipper going to do with my house? What is a real estate investor? Can you explain the differences?” So in this instance, this house was in need of complete repairs from top to bottom. We put a new garage door on, we put new siding on the house, we put all new windows in every part of the house. We put an egress window in the basement because our plan called for a third bedroom to be installed into the basement.
Over here, we’re in the living room and the kitchen area, main level living. We opened up this floor plan by extending the area between the previous opening, put in all new flooring, we prettied up the fireplace with this paint, this masonry paint called Elephant Skin, we put shiplap on the wall and we completely renovated this kitchen, new granite, new countertops, new stainless appliances, new black fixtures that compliment our color scheme. And we have a deck, that’s one thing we didn’t replace on this house. But we did put in an entirely new septic system. We fixed up the old shed, made a really awesome She Shed, and the siding matches the siding on the house. We have a garage on this property as well, and we have a really nice breeze way, one to the other, with a brand new door. We’re looking to put in some cool fixtures.
Let’s see, what else can I show you about this house? We completely replaced the mechanical systems, all new electrical, all new HVAC. We’ve got a cute bedroom here and another awesome bedroom here with brand new windows. We completely renovated this bathroom, new tile floors, new vanity mirror, subway tile, who doesn’t love white subway tile, right?
It wasn’t actually finished when we bought it, it was just a cinder block basement. So our architect came up with a design here that allowed us to add a third bedroom with an egress window. This is really a cute bedroom. I think if I lived here, I would love this bedroom. We have a mechanical room, of course, because you need to do your laundry somewhere, right? And we have a huge bathroom down here, 12 x 24 tiles, nice wood plank porcelain tile, and new cabinets and toilet.
So when we renovate a house, we will go through top to bottom, new windows. First thing we do is we check all the mechanicals and then we pull permits, put our floor plan in place, hire our contractors and put the house back together again in a fashion that we think new owners would appreciate and enjoy. This particular property we put on the market a few weeks ago and it went under contract very quickly and the new owners will be moving in in about 10 days. So that’s what we do with these houses after we buy them.
