Speaker 1: Hey guys, it’s Bob Allwein. I’m over here at one of our current projects, actually happens to be a condo in Baltimore, Maryland that we are selling on Tuesday. And I wanted to make a quick video because some people have been asking us lately, “Hey, what are you doing during this COVID-19 shutdown to still buy houses?” And the reality is that it’s a tricky time. However, we are still buying houses and just wanted to let you know if you’re in a position where you have a house that you wanted to sell to a cash buyer, you do still have options. And basically the way we are operating is we are pretty much working virtually and a little bit in person as far as visiting the properties go for inspections. So just to give you an example, we signed a contract yesterday on a property to purchase that is currently occupied.
However, we did all of the research for the property online and the seller of the property actually sent us videos and pictures of the house so that we could get a good feel of its current condition, which really helps us a lot in determining the current value of the property. So basically we negotiated a purchase price that the seller is happy with and we put together a contract that says we have 30 days to take possession of the property. And during that 30 days we will make one visit to the property and we’ll do our due diligence as far as the inspections go, just to make sure that we are buying what we think we’re buying.
