Stacy Allwein: Hi, I’m Stacy Allwein with the Allwein Team at Century 21 Redwood Reality. And this is my husband, Bob Allwein with Maryland Cash House Buyers. We work together. We’ve been married for 30 years, and we’ve been working together in real estate, investing and selling for about 15 years. We both have different roles within our businesses. Bob is a real estate investor, a flipper, a renovator, and I’m a real estate agent.
Bob Allwein: We’ve been renovating properties in the area for about 12 years. We work everywhere from Baltimore to Frederick, to just outside of Washington DC, and every County in between. So 95% of the properties that we buy actually need some sort of work to get them ready for the next homeowners. There’s a few cases where maybe the seller just wants to sell the property fast and be done with it. So that might be a situation like a divorce or a relocation, and they just don’t have time to fix the house up to get it on the market. So it’s either a house that the owner does not live there, or maybe they have some tenants and they’re just finished dealing with tenants and the tenants might not have taken very good care of the house. So that’s an instance where we could come in and help that landlord by buying their property, either with the tenant in place or without the tenant in place. We will also help people that are in pre-foreclosure. Frequently people will reach out to us on our web page and say, “Hey, I’m behind on my payments. And I just don’t want to lose this house to foreclosure. What can you do?” Frequently, we can help those people catch up on their payments and buy the property for cash and they can move on to their next venture in life.

She actually grew up here, but this property was not in its current condition. So we came along, and we met with Carol, and we made her an offer that worked for her, and it actually worked for us. And then we completely renovated this property. We put in things such as new kitchens, new bathrooms, redid the hardwood floors. We actually opened this room completely, removed the stairs and moved them over here. And as you can see, it’s a brand new house.
Stacy Allwein: So Bob and I have been doing this for a long time and we have a lot of the kinks worked out. And we work really well together.
