Speaker 1: Hey guys, it’s Bob Allwein, AKA Bob the Flipper. I’m over here in Mount Airy, Maryland and we’re tuning in for Flipping Friday. So this week on Flipping Friday, I figured we’ll just do a quick tour around this house and tell you the story about how we came to acquire it. So we’re in Mount Airy, this is a rancher with three bedrooms, one bathroom upstairs, and one bathroom downstairs. And we found this property on a auction site. It was actually a pre-foreclosure, meaning the people that owned the property were a little bit behind on their payments and decided that it was a better option to let the property go back to the bank and up for auction than to try to fix it up and sell it themselves. That happens sometimes and it’s a tough situation, and one that nobody really wants to be in. We can help people sometimes avoid that situation.
And if they’re facing pre-foreclosure, buy the property before it actually goes back to the bank, get them caught up on their payments. And take the property over, and fix it up, and sell it to somebody after the property is all fixed up nicely for the next homeowner. So in that situation, the homeowner would be able to get rid of that house they’re behind on and move on with their life. So anyway, we’re over here in Mount Airy and we’ve done properties like this all over the place, Frederick, Marriottsville, let’s see where else, [inaudible 00:01:37] Baltimore, all over the place. And we are doing a complete renovation on this house. You might hear a little bit of background noise. We’ve put the new kitchen cabinets in. We need to do some backsplash. We’ve painted the house. We’re working on the bathrooms, we’re about to put the tile in the bathroom here. And it’s going to be beautiful, it’s going to be completely remodeled. New air conditioning, new plumbing, new electrical.
I’d take you down there but it’s a little bit noisy at the moment. I’ll show you next week what happens in the basement. So anyway, this is Flipping Friday, we’re in Mount Airy, Maryland. This property was previously a pre-foreclosure and it’s soon to be a completely renovated, beautiful three bedroom rancher with new kitchen that’ll include granite countertops and stainless appliances. It has new doors, has a new roof, new siding, new gutters, new HVAC, new electrical panel, the list goes on and on.
