Speaker 1: Hi everyone. This is Bob Allwein with Maryland Cash House Buyers. I hope this video finds you safe and well and healthy right now. We’re going through some scary times right now with the COVID-19 virus that is spreading pretty rapidly at the moment. I wanted to take this opportunity to make a short video and update you on what Maryland Cash House Buyers current policy is for visiting properties and making potential offers to people who want to sell their house right now.
So here we are and first let me say that there is no real estate transaction in the world that is worth jeopardizing your health or our health. So we want to make sure that if we are entering into an agreement with you, that you’re perfectly comfortable and we’re perfectly comfortable. So there are a few things that we’re doing right now with folks that I wanted to share with you that may be beneficial if you are in a position where you really want to sell your property within the next 30 days or so.
So what we’re doing on non-occupied properties where we can safely enter the house, we are still doing in-person site inspections. If the property is occupied, unfortunately at the moment we are not entering into properties that are occupied. Again, we don’t want to jeopardize any health of any of your tenants or yourself or of us. So we’re taking this opportunity to visit properties virtually.
What that means is, if you have a house that you’re interested in selling and you still want us to make an offer to you, there’s a couple of things that we’re going to do. One, we’re going to do a comparative market analysis, which we do on every project anyway, but now we’re doing it from right here at our office, from the computer. So basically, we’re going to look at other properties in your neighborhood that have sold recently that are similar and we’re going to come up with an average sale price of a renovated property.
And then we will use our renovation numbers based on the square footage of your house. We’ll pull this information from the tax record and from conversations with you. So basically, we’re in a position where we can virtually analyze your property and make an offer to you in writing that would be contingent on an eventual in-person inspection of the house.
So if that makes sense to you and you’d like to set up a time for us to do that virtually with you, of course, we’re going to have some questions for you. You’re going to have some questions for us and we’re going to have to have a couple of conversations back and forth so that everybody’s comfortable moving forward before we actually submit a contract to you and have you sign a contract with us. Also for properties that are currently non-occupied, we will go ahead and enter into the property as long as we can safely do so. We may need to make a couple of arrangements with you to set up a time and a secure way for us to enter the property. So again, if you call Kristen, we can work out those details with you. You might be wondering what’s going to happen if things close down even more than they are right now. We were talking to our title attorney and what they’re telling us right now is that as long as the county offices that record deeds stays open and as long as the title companies are still open, we can conduct settlements in person safely. The title companies are setting folks up in separate rooms. So basically, right now they’re having the buyer come in and sit in one room and sign the documents and the seller come in and sit in another room and sign the documents. No one else is allowed in. And that’s the way they’re keeping their office sterile at the moment.
If that should happen to change in the foreseeable future and let’s say we’re under contract to purchase your house, we may or may not have to revisit the time and place of settlement and some changes could be coming there.
Basically, we’re here to work with you and we’re here to figure out what makes the most sense. If you’re in a position where you really, really, really want to sell your house right now, then we can help you out. But if you can wait a little while, it’s probably not a bad idea either.
